Puerto Viejo

Puerto Viejo de Talamanca is the commercial and cultural hub of Costa Rica's South Caribbean. It offers restaurants, everyday services, surf culture and an international community close to beaches and rainforest.

Cocles and Punta Uva

Cocles is close to town and known for its beach and surf scene. Farther south, Punta Uva is quieter, with calm water and forested surroundings. Access, drainage, internet and water conditions can differ greatly from one parcel to the next.

Manzanillo and Cahuita

Manzanillo sits near the Gandoca-Manzanillo Wildlife Refuge and offers a lower-density setting. Cahuita is farther north, next to its national park and reef. Both areas require careful review of property access, protected areas and local regulations.

Choosing an area

Start with how you plan to use the property: full-time living, a second home, rental activity, land banking or a commercial project. Visit at different times of day, understand travel times and ask local professionals about utilities and permits.

Conditions and regulations vary by property. Verify current information with the relevant authorities and your independent advisers.
